01 Agent and Notaris
Selling Property through Agents and Notaries.
The process of buying and selling your property is quite easy, just visit the agent of your choice to take care of all transactions.
02 Preparation
Here are the things that sellers need to prepare:
Photocopy of identity card (KTP/Passport) (husband and wife if married)
Photocopy of Family Card
Marriage Certificate
Original Certificate of Land Rights; SHM (Certificate of Ownership Rights), SHGB (Certificate of Building Use Rights), SHGU (Certificate of Cultivation Use Rights), SHMSRS (Certificate of Ownership Rights for Apartment Units)
Notary Deed
Proof of Payment of PBB (Land and Building Tax for the last 5 years)
NPWP (Taxpayer Identification Number)
03 Submission
Submission and Checking of Documents.
The notary will then check the completeness of the documents, including checking the certificate to the National Land Agency (BPN). This is done to ensure the status of the property to be purchased whether it is in dispute or confiscated or not.
04 Inspection
Checking the receipt of payment of Land and Building Tax (PBB).
If there are arrears, the property owner or seller is required to pay off the arrears
If there are no tax arrears, the seller must pay income tax (PPh), while the buyer pays the Land and Building Acquisition Tax (BPHTB).
05 AJB Preparation
AJB serves as legal evidence of the transfer of property rights. The following documents are required to create an AJB:
Photocopy of KTP
Photocopy of NPWP
Photocopy of Marriage Certificate & Family Card
Original Certificate of Land Rights and SHM (Certificate of Ownership)
Notary Deed
Original PBB Payment Receipt (last 5 years).
06 Holder Conversion
Holder change process.
AJB Will be submitted with other documents to be submitted to the land office such as:
Application for Change of Name
Land Certificate
Seller and Buyer Documents
Proof of PBB Payment
BPHTB.
07 Payment
Payment, both the seller and the buyer have the same burden in terms of financing notary services, provided that there is an agreement between the two parties.
